SDRC approves Rosehill land subdivision

Southern Downs Regional Council approved an application to subdivide land at Warwick-Allora Road in Rosehill at the recent Ordinary Council Meeting.

Southern Downs Regional Council approved an application to subdivide land at Warwick-Allora Road in Rosehill at the recent Ordinary Council Meeting.

The land is currently split into three lots, with applicant seeking approval to divide the land into four.

The lots are zoned Rural, located primarily within the Sandstone Rises and Traprock Hills rural precinct and partially within the Alluvial Plains rural precinct.

One of the lots is approximately 69.5 hectares, is heavily vegetated, contains rural infrastructure and has frontage to Warwick-Allora Road, which is a State-controlled road. It also fronts Evans Road, which is a bitumen constructed road, and two unmade road reserves.

The other two lots cover an area of 44.1 hectares and 73.7 hectares respectively.

These lots maintain frontage to three unmade road reserves and are used to mine sandstone.

The applicant proposes to subdivide the land to create one additional allotment along the western portion of one of the lots. This proposed parcel of land will vary in width from 60 to 80 metres and will contain a six metre wide access track, connecting Warwick – Allora Road to Evans Road. The proposed lot will be approximately 7.0 hectares, reducing the area of one of the lots down from 69.5 hectares to 62.5 hectares.

In the meeting, Cr Stephen Tancred asked whether signage for the private road would be taken care of by the owner and operator.

A staff member stated that to their knowledge, this was up to the private owner of the road.

Cr Tancred noted there is a dangerous intersection present in the are and commended staff for their handling of this issue.
