Exciting new Horizons

A multi-million-dollar master-planned 86-lot residential community development will bring a new standard of class to the over 50s lifestyle in the Southern Downs.

SunLife Australia Developer Timothy Wright and his team were in Warwick on Monday (26 June) for discussions with the Southern Downs Regional Council regarding the subdivision and preparation for the launch of the $20 million development, SunLife Warwick, which will be known locally as Horizons because of the site’s wonderful mountain views.

Mr Wright said the elevated site was in a peaceful location and would have freehold homes in a CMS with no entry and exit fees, security, exceptional community facilities and green open spaces.

“This is a much needed addition to Warwick and the Southern Downs. Freehold – rather than lease or licence – is a key point of difference that many astute buyers seek,” he said.

“There will be various options available for buyers to ensure value, such as the sale of a lot which will allow time to select a designer home and enter into a build contract when they are ready.”

Mr Wright said SunLife Australia had a process to allow this to happen with a minimum of fuss, which helped diffuse buyer fears of the unknown regarding construction. It’s all explained on the SunLife Warwick website.

“I encourage interested parties to come on the development journey with us,” he said.

“We want to bring the ‘SunLife spark’ to seniors who make the great decision to live in Warwick. Our aim is to create a flourishing community everyone will love being a part of – to create exceptional facilities, outright owned quality homes, security and have close links to the incredible array of offerings and things to do in Warwick and the local area. This master-planned estate, with its proposed quality designer homes and impressive mix of facilities, invites active 50-year-olds and over desiring a like-minded community to belong to. Mr Wright said the increasing senior demographic in Australia could not be forgotten and he wanted to create a SunLife development where people could live their life to the fullest.

“I believe that seniors like myself do move with the times, despite clichéd perceptions. We are in some of the best years of our lives.” He said he could understand this better than most. Being an avid aviator and sailor who has flown and sailed over much of the world in his 50s, he can appreciate the frustration people over 50 who feel they are not being adequately catered for.

“It’s also important to understand this is not just a retirement village. It is an active over 50s resort-style community. You don’t have to be retired. You may still be working part time or full time but seek the spirit of community. SunLife Horizons will be a first-class community that brings over 50s together to have a great time and a full life.

“We are never ‘more ourselves’ nor feel life more fully than when we are at play and connected to the people around us. We also connect to the health care services in the community to give our residents added security and assurance they will be cared for and looked after.”

He said he had noted the lack of freehold property on the market and the domination of the lease/licence model in seniors living. Currently only 9 per cent of seniors’ communities offer buyers freehold property.

“It is important for us that our residents grow their wealth and have financial versatility so they have options for their future or their children’s. We give them home ownership and choice. Let’s not forget the recent capital gains for houses in Warwick is 25 per cent. This is incredibly significant across general property, let alone for the type of in-demand lifestyle community estate we are creating.”

He advised that the innovative Invest Retire package would also be released soon so people could ‘future proof’ their senior years.

Mr Wright has completed many successful developments including the near complete Summerfield (a SunLife development near Canberra), and Ramada Hervey Bay, which he proposes to expand in the next few years due to its success.
